AREAS ASSOCIATION EXECUTIVE BOARD COMMITTEE…8/20/08…

Upon arriving at the usual Wed.9 am meeting in the Ocean Room…still shuttered from Tropical Storm Fay…a few gaps of light filtered in….unwanted gaps of light….from the new shutters put up for the storm….most likely put up incorrectly using the numbering system…. can’t see how it would have passed the required Broward County inspection……..

They will stay up….with a call to the company they were purchased from….and the threat of another disturbance forecast….per the board….

There was mention by a few board member and residents of “buyer’s remorse”…over the purchase of the shutters…over impact windows…due to the installation…and the hours it took the staff to get them up….

Still on the shutters….later in the meeting…..more discussion after a resident. complained about balcony furniture and shutters in a storm being the responsibility of the unit owners…and what recourse is available for lack of responsibility…

Building B was informed by the SRC Atty….a liability problem could arise from entering an empty unit to bring in furniture and close shutters…possibly producing damage to other units…in a storm…

Much discussion ensued with buildings A & C explaining their policies…which in the case of building C…includes a charge of $500 dollars charged to the unit owner….if the building staff needs to attend to the problem…also they will now take pictures of the process….to protect the building from any possible “charges” or conflict from the unit owner….

This writer asked how building B could have liability…especially when each month the building staff  has entry into each unit for pest control…and had entry for the fire speakers installation last year…

It looks like building B will follow building C’s plan…to address the shutter and furniture problem in the future….fair warning  to all SRC residents…

This writer would also like to inform fellow SRL residents….it is my humble opinion that the building B search committee and board did an outstanding job in their choice of new Manager Brenda Callahan….she has been most impressive …providing new insight…and a new pair of eyes ….on everything from the change in lights…incandescent to LED…and reviewing the “final” re-appraisal for our building….finding a big discrepancy that may save us and the other buildings even more….KUDOS!….

Regular updates….

Jonathan ….busy catching up after the storm…clean-up…just a few new trees toppled….needed to be re-staked…nothing major…

We have a problem with chinch bugs…near building A ans C tennis courts….a call to his professor…provide him with a plan of attack…http://www.pestproducts.com/chinchbugs.htm

Still delayed on finishing up tennis courts…due to weather…

Building A Manager is …doing a re-bid on the A pool heater after the previous company would not offer a warranty for a “residential” heater….

The garage leak repairs are to begin today…with building A….the after Labor day…building C…and finally building B…in order of the worst leaks to the least….

Another big topic the leaking planters…and the seagrapes that are still in them…which may be the major cause…due to the roots….

A walk around to check on how many there are will be done…and a decision on how best to remove them will continue….it is a costly change….

They are allowed to be removed until 6/09…according to Broward County…although it seems strange that the county has jurisdiction over contained trees on private property….per a building C board member’s comments……. the seagrapes will be costly to remove…

Building C removed all their’s previously…the  removal of rest of the seagrapes on the property were stopped by previous board members….

Also discussed was the structural integrity of B pool…whether it needed to be addressed before a new marcite process is done after the new budget….the Manager from A and a board member from C assured the building B Manager and  a building B board member that a follow-up was done after the report they were citing… which was done some time back and were informed the structure was sound….

Comcast ….the Representative Linda…did not make good on her promise…to hand deliver the contract within the week…HMMM……….
