SPECIAL ASSESSMENT 8/19/08 MEETING CANCELED…ASSESSMENT CANCELED TOO!

Each building decided to use their own existing surplus funds…to cover the items were to be assessed….

New Manager of Building B…Brenda Callahan was welcomed….

Jonathan our Landscape Foreman…updated all on the continued progress with B & C pool areas…the installation of 5 new palm trees….and 190 plantings….

More plants will be ordered and delivered from Alley Farms in Coconut Creek….

Work has been done on garage leaks and waterproofing around the shed area…

a few problems still exist with zoning area not functioning with the valve finally addressed by the town…

A Representative came from Comcast…to address the concerns over the lack of the signed contract still not received by SRC …

Linda is our Rep….. informed us that the contract was honored immediately and with legal …and corporate …a waiting time of 31/2 months is normal….as Chris the consultant had repeatedly assured us…

It should be forthcoming in the next week and will be hand delivered by Linda herself…

She went on to answer questions of the line-up available with and without a converter box…the cost of a bulk purchase of Comcast boxes for all condos….which will need to be addressed by the board ….to decide if it should be mandatory….

A cost of $3.50 would come from each owner monthly….on our maintenance bills…. provide each unit with 1 Comcast box….and many more channels…

Those who already have boxes would see a small decrease ….

Eventually all will need a box when Comcast no longer offers analog service….sometime after 2009….

The savings in the price….will probably not be offered at that time….

The responsibility of the box will be between the unit occupant and Comcast…not the Association….

In Feb….rabbit ears will no longer work….and FCC converter boxes will be needed to get service without Comcast…a look online … https://www.dtv2009.gov/AboutProgram.aspx

If the board decides to enact the bulk box option…Comcast would set aside 4-6 days…and provide the boxes…technicians…unit delivery and installation….

One final question from this writer to Linda….an inquiry on how the contract would have differed if SRC dealt directly with her and bypassed the consultant…. she responded it would have been the same without the commission….insisting we received a good deal with Chris…the consultant…but the reason he was brought into the mix…SRC wanted a 3 year contract…and she offered a 5…SRC eventually ended up with 5 anyway…

Next time around…she said we could bring out contract to her and negotiate directly….

Building C tennis courts are done!…7 courts are playable….

Weather is holding up the A tennis court repairs…but will be started as soon as possible….

The plumbing in the A/B/ and especially C cabanas are in “horrific shape”…and after 3rd bid is received will be brought back for a decision…and to start on C first….

The go ahead was given to start the repairs of garage leaks in A/B /C ceilings…. along with the C building joint expansion

Pete’s Pools will replace the pool heater for A…and a maintenance service program will be entered into with B & B pools for everything but the pool heaters….

Accurate …will come for a estimate to do the entire B pool marcite…after the new budget…

Discussion took place …. who should be responsible for the tennis courts daily…the pool personal or outside maintenance……
