Areas Executive Association Committee Meeting…

Residents should be aware of the new condo laws…previously posted…under the SRC category…they are effective on 10/1/08…and still include some changes that need prompt attention by the SRC full Board…to see if they are required to be enacted or if a vote can over-ride them with new  SRC condo rules.

We have a call in to our present legal counsel to seek their opinion ….so far the response is questionable according to one building manager.

The Attorney will be asked to come and speak to the board and residents due to the advice received on quite a few topics that concern some members of the board and residents….

The new condo laws do indeed include the air conditioners…and who is responsible for them…along with a law requiring directors serve only one year…

Jonathan …Landscape Foreman…updated progress on Chinch bugs…grubs….both have been treated and  the  process of replacing sod where needed….he did purchase the trailer…for $500 dollars…for deliveries…a  good deal…and addressed some areas of concerns…where residents pointed out some small trees and plantings that  are in need of attention….

Building C pool has a pin size hole…found by B & B pools while doing the first inspection of our new service agreement….it will need immediate attention…

Still some dissension over the B pool and the casing…whether it presents a problem to the pool structure or not…and whether an independent inspection should be done…removing a portion of the casing to see what is underneath…

Right now the board is awaiting two letters from a pool contractor and a concrete contractor on the necessity….

The full board will meet next Wed. at 9 am…to approve the cost of the continued work by Pneumatic Restoration in the garages which has increased in work and cost above the allowable amount allowed without a full board vote….

Also discussed will be assistant treasurers…

The Areas meeting will take place afterwards….

The other updates…were still on hold due to weather and illness…and scheduling…this includes the tennis courts…expansion joints…pool heater…and waiting on bids for the cabana plumbing project….

There was also discussion about Comcast…still MIA with the elusive contract….

The desire to have Wi-Fi capability for inside the buildings…either on all floors…or in certain common rooms…depending on each buildings decision…and also available in outside common areas…

The discussion included that looking forward to future sales…important amenities need to be offered to compete for buyers…just as the cabanas…pools and tennis court surfaces are important…so is Wi-Fi….

Comcast liason Linda…who has still not come back with the contract in hand….did provide the name of a gentleman to call for anything to do with service from Comcast….

One last item….a quick bio on our new manager in Building B….

Brenda Callahan…came to Building B last month from the other coast…after 11 years on the Gulf of Mexico and 2 plus years in Ft. Myers. Prior to that she had experience in apartment complexes, mobile home parks…and she and her late husband owned a resort facility. She also worked for 18 years at MONY Insurance while residing in New York.

With her new move to our complex, she had her own personal tragedy with the loss of her husband.

This writer must say, that from my few encounters with Brenda…and what she has brought to the table at these meetings…I am very impressed and feel she will add quite a lot professional input to the future of our building and Association.

The building will have a welcome party..to meet and greet her later this month Sept. 11, 2008…at 7:30 pm…

Building C has also hired a new manager who will be starting on Sept. 28th….

The discussion on LED lighting was put on hold….
