an owner came to speak about a problem she and her family are facing at C swimming pool…while they are here on vacation….

pool is not kid friendly…and they are made to feel uncomfortable…

a sign was put up in A building for a similar problem and the suggestion was to continue the practice at the other buildings and the pools …

a suggestion from this writer…a designated pool and times for kids…we have 3 pools..and it is a short time span for visiting young ones…

Jerry our foreman brought along an array of plant materials that will be used around the property…they use very little water…and we will severly cut back on annuals in favor of these perennials …

If you reserve a tennis court…you have a fifteen minute rule to keep your time…after that the court is considered open for use by others…

a problem with the fan blades on the recently completed exhaust fans…should be addressed already..

a sealing bid was accepted in the amount of $4,200 to fix an area in the front of building c in which the grade needs to be altered for now  standing water to travel to a city drain… it might hold up the anticipated driveway sealing slated to start 4/22-4/24-4/29…

comptroller was asked if we had money in the budget…he said it would be tight…

deemed a necessary cost…and should be in place in advance of the full driveway coating…

another palm tree is not doing well….still waiting for replacement of two we have been promised…

might be looking to replace our plumbing contract in August…we had a big problem with sewage backup in garage of building B…2x in 3 days…

B is the lowest of the 3 buildings…so the backup really involves all…sewer line was snaked from one end of the property to the other in front…really bad…full of concrete etc…also “floats” were too high and the water level was above the drain pipe…

a  discussion of miscommunication between the current contractor and management from B …therefor a possible change of companies…

C deck pool …west side has standing water …to be fixed…

leak in a planter building B is being addressed/patio walls are being painted around the whole property…

a resident addressed issues of a speed bump addition near C building to slow traffic…was told the bumps tear up the wheels on the garbage containers…

a question about shutters in building B..was addressed …

at these meetings correct protocol is only for assoc. as a whole questions… any individual building  questions/ complaints…need to go to that building separately

another question…more dog signs for property to keep dog walking on property in the proper locations…

gentleman also inquired about changing the current tennis court surfaces to a softer version… (tennis courts are a big draw when selling)…through a possible assessment…

it was brought to his attention that another resident mentioned updating cabanas last week…also a possible assessment item…may occur next year…

a member of the board put forth the idea of using the credit we will receive from Comcast for one or both improvements…

the comptroller said that might be a problem due to advice from the accountant …the money we will get …as previously posted…will be received at signing and 30 days later… approx. $200 per apartment..but the accountant wants the association to hold onto it for the 5 years of the contract dispersing it over that period of time…the association would collect the interest….

this brought dissent from some in attendance…and the comptroller will go back to the accountant to see if this is just his advice and not required…will respond back to association next week.

at 4/16/08 meeting..a few insurance companies will come to offer alternative coverage for next year…..around 9:45 am..
