Areas Association Executive Board Meeting…10/8/08…

In attendance new Manager for C building…Jim Lantz…

Jonathan ..Landscape Foreman…had a table loaded with annuals…ready for each building to put their order in this week to get of each one…up to snuff for the season…with their choice of colors ….

A building irrigation problem was finally located and fixed….A & C building had their foxtail ferns removed …in preparation for the annuals to be planted…a little mis-identification of the palm tree variety brought about a problematic result at B pool and the sickly palm will be removed …allowing the correct palm to be installed…a change was asked for with the grass around the pool areas also…and attention to some of the planters where the plantings looked sad…sprinklers were cut back to 15 minutes…the effect…still not accurately determined due to the excessive rain…which has allowed for one week of no watering…this week there will be no watering again…rain gages are still being addressed…where missing…

IS THERE A POOL ATTENDANT OUT THERE?….seems the energetic applicants for the pool position are not all that interested after the initial interview…now on #5 after a series of no- shows for the drug test or the job itself…..also in the works…a maintenance person…more to come…Carlos the new Maintenance Foreman has really stepped up to the plate with a notebook of the complex sites…inventory…and photos of SRC projects and problems to be addressed…

Gas grills are being looked at with 2 ideas floated…1 to purchase a commercial grade…with lock and “key” for use…and the other to build the grills…also still being looked at…natural gas piped to the grills…

For building B pest control service will change…no more monthly unit spraying…units will have a once a year spray…with any problem arising throughout the year…being attended to…inside common areas will have quarterly spraying and outside will be sprayed each month…will cut costs of security going along with pest service…and still be effective to kill pests…keeping them outside the building…

Building B and others met with Colonial Bank Reps…at 11:30…(10/8/08)…to discuss banking alternatives for safeguarding funds …within the bank in different programs…and possibly using a “lock box” …at the bank for future payments to be held in….residents will have easy ways to use it…(both the bank and the “lock box” will be used by B  building 2 of the B board members said.)..

The full Board did not meet as expected while they await an amendment being drawn up by the SRC attorney to deal with new Florida Condo laws having to do with elections of board members…

There was once again much discussion about the attorney…and the job he does for us…look for more discussion to arise…as it did with our insurance agent…

There have been 3 potential foreclosures…1 in each building…which makes SRC pretty lucky in these perilous times….1 is bought…1 has extenuating health as a cause and may be ironed out…and the 3rd is up in the air…

Still no Comcast contract….

Work Projects…

Still MIA…the only guy available to finish the C tennis court …..1 bid finally for beach cabanas plumbing project…although it was an incomplete bid….leaks are being worked on in C building…a few days away from completion…with a return needed in A building…for a few minor problems…then on to B …which experienced some major flooding in these last rainstorms…C expansion joint work on hold as concrete repair work on planters is finished…B pool closed for 2 weeks on 10/6…with patchwork on rust problem …and Diamond Bright to be done…along with n additional step and new hand rail…the 30 foot patch will be warrantied …the rust problem…may or may not have come from split or separated steel rebar…quote on pool pump for A pool and steel garage door bids…3 from $1300- $3141….walkway lights….approved 6 ft. new windscreens for A tennis courts…$3637….lift station was cleaned…

Oct. 9th..building B will have LBTS-VFD training here around 6-7 pm….watch them in action…
