6/11/08 Association Areas Executive Committee…

We have a new in-house Landscape Foreman…Jonathan Kuhlman…fresh out of University of Florida…previous post…a call was made to the school and a list of names were given…

BCbythesea…hears their were 9 on the list….but only Jonathan was interviewed…

He received accolades at this meeting from the board…..showing the plants he chose for the front of all 3 buildings …which the board members looked over….. previous to the meeting….and put in their requests for their buildings…which will be 3 distinct plantings…rather than all the same….

He has also been busy…on irrigation problems around the property….valves…sprinkler heads….and waiting for the rain to stop …to use pesticides on the dog walks to control fleas…

The past president was impressed with his written response on thew “sick” palm tree …and read his analysis out loud…

BCbythesea…. hopefully this will be a long-term…position… with continued accolades to come…of concern to this writer though…besides the lack of interviewing more candidates…(a stance taken also with Town Hall practices like this in the recent past…previous posts)… the fact revealed that he has not yet graduated……

The board has decided not to hire an Areas Manager……deciding to go back to having the 3 buildings cover that position…

The C building tennis courts are just about finished…with the board sticking with their original vote to use the same surface as was contracted out …and will re-visit the updating it in the fall…after the new budget…doing one at a time….

A new air conditioner is expected to be installed in the Ocean Room by next Monday….$3.770.00

Restructuring was approved on a building C patio deck….$4.700.00…….

Still having rust problems in the building B pool…pool company used for the problem are MIA ….not returning calls…a new company B&B pools will come…one suggested reason for the continuing problem…contaminated sand mixture used …..

The president asked the comptroller to once again put figures together for the cost of having the gas grills…for the next meeting…

This writer inquired about the Comcast contract…and the response from the comptroller that it still has not been signed and returned by Comcast caught the board by surprise…

Note:the manager from building A…called afterwards to follow-up that the consultant…Chris was contacted and replied this delay is “normal”….

Also asked about the hazardous front driveway area… addressed at a few meetings…previous posts… the speed bump at the exit of garage C……and the double arrows to go straight at the main exit…

residents, board members and a manager have all reported on the “near misses”… witnessed… and the matter needing to be re-addressed once more…

question is…does it require the full board as suggested by the President …or back to a full Areas Executive board to decide….once again…and vote on it this time?……

One resident said he had asked for insurance information…from our current provider…to provide him with all the current policies … etc…

BCbythesea…hears that the information provided to the competing insurance reps was not correct… previous posts…… a resident went to the comptroller…and was given the right information required.to accurately give us a proposal…..it was turned over to the agents…and apparently they came back with a proposed -$600 thousand dollar in cost for coverage with a deductible of 5% not 10%….hearsay…..so far…..
