5/21/08… Association Areas Board Executive Committee…

Blood pressures were rising today….as it appears the committee meetings are in flux….

No Manager representation from Building C…3rd meeting with none…

No discussion on an Association Area Manager to replace Jerry…

The Landscaping Foreman is in process with a hire…and getting the paperwork in order…

The former President…has apparently stopped the installation of a Board approved speed bump in front of building C. garage exit…. and changed a directional arrow placement without Board approval…

These items will be addressed at the next meeting…on 5/28/08…9am….

We are “cash strapped” according to the Comptroller.

It was also discussed this was due in part to the last board not heeding the advice of the Managers …bypassing the use of a Capital Improvements Fund…

NOTE: This should make a return in the next budget…to be done in September…2007 budget was promoted by the Comptroller and the 2 attending Building Managers as a correct budget criteria to return to….

A special assessment might be called for…and/or an early payment of maintenance monies to the association from the buildings…or buildings loaning monies to the association….

We are still waiting on monies from Comcast “bonus”…which might not be able to be used as anything but a credit given back to the unit owners…. over the 5 year plan…according to the Atty….

Aon Insurance money…see previous post…”not that much”…according to the Comptroller….going to the buildings…not the Association…

Citizens refund was received…but cost of new policy is still not known….no follow-up as to why not…with June 1st rapidly approaching…

Mastec is flooding the tennis courts Building C to test for leaks with the expansion…once successful…the diamond plate will be installed….possibly …Friday…

Mastec is continuing work on the Building B planter…and has directed the Association to add to the repairs with waterproofing the double planter and installing drains….

Manager of Building A informed the committee that the planters are all lacking drains…an ongoing problem…for the garages… if not added….plumbers and estimates will be made…..

for Mastec….just waterproofing…$4450…the work approved on this planter 4/16/08…$3950….with plumbing drains estimate unknown…

A clarification on Building C needing planter repair work…last meeting…it has already been done…

Also from the last meeting …a bill from Thermo Concepts…that was questioned for its add ons…for a service call was re-adjusted to reduce it $95….

A question was raised on Mastec and putting items out for bid…the Board and Managers feel Mastec is very fair, dependable and we are “blessed” to have them….

A water cooler for B beach house will cost $650…..

10 lawn chairs /3 umbrellas were removed for repair…will be stored …due to lack of use in the summer and limited cash for the repairs…cost of chair re-strapping…$89 each….

Coconut tree removal…10 trees…a cost of $2300 …

NOTE: an item on the LBTS Commission meeting 5/27/08…will be to remove the Ordinance for requiring coconut removal… Comm. Dodd will explain …why it is an unnecessary Ordinance…

Discussion on replacing the air conditioner for the Ocean Room will be addressed at next Wed. meeting…due to a problem with the company used .. Shoreline……that recommended replacing the compressor…and now saying “blowing parts” have messed up the unit and it needs to be replaced…bids from that company and another range from $3370…to $5300…with discussion needed about why the compressor was installed rather than replacing the unit in the first place…

This “messenger” was slammed for not providing the statute number etc…when informing the committee of …previous post…..insurance information given at NBCA meeting by Consultant Jerry Bookman…

That information had to do with house bill 995 and air conditioners…

Mr Bookman stated that there is language in the bill that extends associations responsibility on “repair and maintenance” of air conditioning units…

Good news came when the committee reported that SRC does have a line of credit in place…a recommendation by Mr Bookman…

Information about QBE not paying out claims…asserted by Mr Bookman…drew no response…

A copy of the new material available from Dupont for saving money…while conserving water and providing protection from weeds and insects was given to the landscaping committee…

Next meeting 5/28/08…9am…should be lively…
