Just a few changes this week…
Progress of sorts with the C tennis courts…2 weeks for the finish of both the expansion joint repair and the diamond plate …
Still on hold the type of covering…
The Board answered a question from a resident on the progress… they are awaiting documentation on each type of surface being considered…
The Board member in charge is away for the summer…but is aware of the request…the Board insisted…
Building B has work being done on the planter that caused leaking into the garages…
all plants were relocated into a SRC “plant hospital”…for the duration…
the amount of $3950 for this project was approved 4/16/08….
A Board member from Building C reminded the Board that a similar planter problem needed to be addressed by her building…
Questioned about an entry for an engineer hire…for concrete restoration…the Manager of A responded that was not necessary…it will be done as it currently is by an in- house concrete contracter…who is presently addressing the issue.. another Board member suggested the “hire engineer” on progress report be removed …
The Manager from A is awaiting a bid from landscape company for coconut removal…due today…
A repair of the heater at pool A will be done…cost $375
Approval to purchase 3 new radios was given for the pool personnel and the old ones will be assigned to the landscapers…all will work on same frequency…cost $769.56
Another cost taken care of around $200+…for supplies required by the landscaper…purchased yesterday/and will continue on …in a as need situation…anything under a $1000 requires no approval…
(examples given…fertilizer…cap covers for sprinkler heads…keys…)
A Board member from building B commented on a bill from Thermal Concepts…a regular provider to SRC…for a service call that entailed 21/2 hours for the visit..along with 1 hour travel time at $95 per hour…with no repair to the cabana refrigerator……it will be addressed ..with the company as unacceptable…
Contract for Comcast is in…2 changes required…wrong city listed…Ft. Lau. instead of LBTS and a bigger one having to do with rate increase…
Consultant was to require from Comcast… no rate increase for first 12 months…present contract leaves that door open with a rate increase possible in the 1st 30 days…
Still to be addressed …the credit or bonus which will come with this contract back to SRC…in 2 payments ..upon signing/45 days later…approx. $200 per unit…
Accountant wants to hold the monies and distribute it over the 5 years …due to tax situation…and a provision of return if contract is ended within the 5 year agreement……
Other condos have used such “rewards” for improvements for their associations…

A bit of confusion on the landscape situation…
last week a resident was asked to join a landscape committee …to explore options… getting an outline from professionals for plant alternatives and correct placement. and replacements …
A decision was made by the Board to steer away from a firm…to hire an in-house landscape foreman..
A Building B Board member is heading up the committee..
A Board meeting on this is set for 4pm Friday May 9/08… to discuss it…
REMINDER: Building B has meeting at 7pm tonight…for common area window protection….
Questions from the residents about minutes of these Area meetings brought the response from the Board President that these are working meetings…which are taped..
A Board member informed all that they are available to look at in the Comptroller’s office for viewing…
This Area Assoc. has the right to approve any items up to $12.5 thousand without full Board ….
No meeting at 9 am next Wed……..
A group of concerned SRC residents from all 3 buildings… are going to start to meet ….to try to come up with informative…suggestions…with solutions …doing the work …to aid the Board….

As BCbythesea has observed over the last months…
we are in need of more participation from owners…as we face much needed improvements…attracting younger residents…and dealing with a tough economy…
I applaud the initiative of these residents…and urge SRC owners to attend more of the meetings…keep updated on this site…send in any info that needs to be dispersed to owners…let your neighbors know about this site…
Final comment… with the growing number of those who desire to participate…some action should take place to reschedule some of the regular 9 am Wed. meetings …to alternate with evenings…
