Jonathan…Landscape Foreman…purchased terracotta pots…large-med- strawberry sizes……for around the pools…they are in the nursery…being readied for the annuals to be delivered on the 28th…also is trying to set up an account with John Deere for trees etc…the Landscape shed is being improved with wall …door fixed and replaced…along with a new concrete ramp…

Major Projects…

Cabana C will be started…receiving the bid for it…and the dire consequences of holding off while additional bids are made for A and B…which will be continued…$4830…approved…

C garage leaks are finished…approx. $14 thousand+ bill…with B next in-line to begin….

C expansion Joint project …no start date….waiting for some pavers….

B planters…expansion joint…bid $19,150….

B pool is a hit…with B & B pools being the pool company for SRC…going forth….we recommend them highly…

The variable frequency Drive…A pool…in the works…

Steel lower garage door…in permit process…

Work on the planters…will be done by Fri…weather permitting…

A walkway lights…bids are still ongoing….

A tennis court screens…on order….

Shingles on cabana s B and C…are getting 2nd bid…

Air conditioning for Ocean Room….approved…waiting for installation….

Fernando is going on vacation…but we now have a new maintenance man…Augie…and Carlos has become full-time Maintenance Foreman…thanks to new pool employee…Brian..big guy…big hit …with the residents we hear…… Carlos has stepped up the efficiency of SRC with his computerized notebook of the projects and the property…take a look at your manager’s office…Kudos…

The ramp to the A tennis courts has been painted green…

Discussion on the gas grills…which ended up being a B building “committee” to present their information gathering ideas to the board…big question…location change…coverage…gas lines…and additional gas grills…adding 3 more…with the removal of the coal grills as they fall into disrepair…any ideas or input contact the board…

HERE WE GO…Full Board Meeting…

1…. the “housekeeping” business…concerning raising the limits allowed for purchasing without a full board or residential vote…which is the 1st time since 2000…approved…

2…..staggered terms for elections of board members as required by new condo laws…currently 3 year terms…will now be 2 years…with the whole board being elected next March…and the top 2 vote getters in each building… getting a 2 year term…and the 3rd elected member getting a 1 year term…resulting in the staggered terms…going forth….a letter for approval will go out shortly for residents to vote…the budget/staggered terms election will be on Wed. Nov. 12,2008…7/7:30pm….

OOPS…and YIKES!….

It was quite a surprise that the insurance company Smith Watson Parker ..(check previous SRC category posts…for Smith Watson Parker info)…was invited back…and especially which board members were suddenly interested in an alternative to long time SRC insurance company AON!…(info on AON…previous posts…SRC category)….

Why?…because it turns out…we were allegedly not informed that all catwalk doors on building A and C needed to be changed to hurricane impact as well as the condo units…windows and doors!…The numbers thrown out at this meeting…for both buildings approx. 200 doors…at a cost of $3000 each!…

The result of this…besides the enormous costs…only B building…which does not haver catwalks is now eligible for QBE windstorm…but even B is not untouched by this major snafu…

The property insurance is an association insurance…that must include all 3…therefore we are still in Citizens until the doors are replaced!…

Smith Watson Parker was brought back …..because they can provide us with a $229 thousand dollar savings with Citizens…ASAP… a deductible from $26 to 13 million for properties….a deductible for “all other wind”from $8 million to $3000 (not a typo)…and 5% not the current unacceptable 10%…plus a top drawer restoration agency on site within 72 hours after any major destructive event!

They have admitted carriers…using Chubb for general liability…saving SRC another $80 thousand….to what we currently pay…

Their fees are included with the proposal…and available from your Manager or board…for residents to take a look at….

BCbythesea…time has come…for SRC to make a change to a proactive agent…after the present insurance company has put the final “nail in the coffin” in their representation to SRC…first in be reactive…second in “passing” us on to a new Rep. who has not been correct on her information…and the latest to allegedly neglect inform us of all that would be required in the quest to get out of Citizens and into QBE…

In this writer/resident’s humble opinion…act now!…
