4/16/08 Executive Areas Association meeting….

a packed house.. most came to discuss the tennis courts…the surface…

brought back from last weeks meeting…

the expansion of attendees over what type of surface should be underfoot when lobbing the ball was incredible…for a Wed. 9 am meeting!

At issue…to begin with ….tennis courts currently being fixed at Building C…

we are already underway to repair some safety issues…that occur from standing water…

this group wants to put the surface on hold ….

they feel to just re-do the existing surface with more of the same is a step in the wrong direction…for many reasons….

first… it is outdated….

second… it is hard on the knees/ hips and other parts of baby boomer anatomy…

third…. the same surface is already deteriorating on the other courts…after only 2-3 years…

fourth… it will add to the appreciation of each unit making this condo complex more desirable to those new boomers looking to buy

a resident pointed out that those new buyers are looking for amenities that provide health related activities…

such as hot tubs, state of the art gyms…and tennis courts…

an assessment would  most likely need to take place for the increase in cost to upgrade to this softer surface….

another point made ….this surface has a much longer time for guarantee and life of the product…making the increase in price…in the long run the better choice….

Of course many were concerned that there are other items that need attention…the pool house…the gym and the potential changes of use for the Ocean Room in the future…

all would most likely need voter approval…and assessments …probably to come in the next year…

a full board meeting must be called to even start here…with the courts…

it was decided that each area board member would go back and talk to the other board members in their respective buildings to set up a board meeting…

In my humble opinion….

these residents are only asking for the improvement on the C courts…and to address the others in the future…as they are in need of replacement…..

similar to installing a few gas grills and replacing those yet again one at a time as they need upgrading…

let’s start here …and proceed to to the pool house….planned out over the next year…

all need to be addressed…all are really what sells this unique property to buyers…and makes life special for those of us who are lucky enough to live here….

I am still hopeful…and awaiting an answer….that part or all of the signing bonus we will receive from Comcast can be used towards these improvements…cutting down on the assessment to each unit… by forgoing the cable credit to each…

this was an idea from board member Stu Klein…building B…at the previous meeting… ..other condos have used their signing bonuses for similar improvements…according to another board member…

the comptroller has informed us the condo atty. wants to hold the money and disperse it over the 5 year contract period as a credit to each unit…

he was asked to find out if this was a law or the atty. opinion… will be answered after the contracts are received and signed for …by this Friday.

Jerry our foreman has been ill…

progress report was made… in his absence…

grading in front of building C  driveway was done…

a speed bump may be installed at the exit of building C garage to prevent drivers from “gunning” their cars to make the green light…

4/22…sealing begins for all driveway area…to finish 4/31…

storm sewer cleaning will be done today and tomorrow…a yearly maintenance item…

the 2 dead palm trees are replaced…3rd sick one is under a watch…

Building B Manager and his late night guards were recognized for their exemplary conduct during the Fri.BSO fiasco that occurred in the wee hours of the morning ….investigation into what went wrong is ongoing… by LBTS town and BSO….
