Here’s The Scoop…No Change Was Needed After All…Those Pesky Height Limit Ordinances……El Mar And The Oriana Million

Previously posted ….the ridiculous over compensation of this town to accommodate the Vice Mayor’s cruise…with the Dec. Commission meeting on the 16th…the 3rd Tues. of the month…instead of the 2nd…and the said to be inner CIC circle tug- of- war to put off the CIC-members Caribbean Christmas at the CIC headquarters the Palm Ave. private member -owned, Surf and Yacht Club…..thus requiring the moving of the Dec. Master Plan Steering Committee meeting…that includes Planning and Zoning…set to discuss the Overlay/height situation…the one the Vice Mayor…said should not be dealt with…anyhow…due to a referendum required for the people to vote…

Sec. 30-201. R-5 district–Motel zoning district.

(e) Height. No building or structure, or part thereof, shall be erected or altered to a height exceeding three stories or 44 feet.
(f) Plot coverage. The combined area occupied by all main and accessory buildings and structures shall not exceed the percent given in the following table for various heights of buildings:
(1) HeightPercent
One-story . . . 55
Two-story . . . 55
Three-story . . . 50
Building height: No building shall be erected or altered to exceed three stories above grade or 33 feet above grade level, except when provided for in this ordinance. In these cases, no building shall be erected or altered to exceed four stories above grade or 44 feet above grade level. Any building that has more than three stories above grade shall comply with the requirements and limitations of section 7.1 of the Lauderdale-By-The-Sea Charter. Rooftop parapet walls, safety railings and chimneys not exceeding four feet in height above the roof, and elevator shafts, stairways, mechanical equipment and their enclosures, not exceeding ten percent of the horizontal roof area, shall not be subject to this height limit.
Nope…the Vice Mayor wants the MPSC to “forget about it” on the heights…and move on with his “revisionist history” of the MPSC’s …intent…the Furth introduced…El Mar -Oriana Million dollar escrow redevelopment plan…as previously posted under the Boards category…this came about when Marc Furth returned to the MPSC after a few rounds of the ongoing MPSC appointments made from the dais..precisely with this agenda in mind…problem is…the Furth’s were quite transparent …with wife Cristie …sitting in on the MPSC meeting…pecking on her computer …writing for their newly acquired paper..BTSTimes…to add to her…..CIC Chair/P & Z Vice Chair…roles…They are also El Mar Residents owning the Blue Seas Courtyard Hotel …thus a direct conflict of interest on so many levels…but this ram-rodded MPSC goal was not widely accepted…just reluctantly agreed to include…due to the board being CIC stacked…thus the reason that required rescheduling of the Dec. meeting …due to the CIC party…and no MPSC/P & Z Board quorum…
Problem is…the Oriana escrow million is not a done deal…as Comm. Clottey said at the 11/25/08 Commission meeting…and there very likely could be litigation…as a well informed neighbor predicted to this writer would likely be the case upon the million dollar Town-Oriana agreement…made with the past commission…
Add to that…how in the world do you spend…or rather ….waste the time of the board on sidewalks…and such…when there will be ongoing construction from one end of El Mar to the other over the next few years…requiring the developments to put the utilities underground…along with sidewalks…and possible upgrades of sewers…it does not make sense…unless… you want to “appease” your Mc-buddies …
As for the tug- of- war …it ended with a Sunday Dec. 14th…event…leaving the change of Town appointed Boards…changed for no reason…after all!…The MPSC/P & Z will still be on the Thur. Dec. 18th …unless it changes back…
