Wednesday Afternoon PRE-BID MEETING FOR THE BSO PUBLIC SAFETY COMPLEX RENOVATIONS ….
Dear Readers…the massive turnout for those contractors interested in the Public Safety Complex RFP began around 1:30 pm…with a caravan of companies …that steadily came into the building’s courtyard to observe the site of the future home of the LBTS-BSO Police Dept….

Also in attendance…Mayor Minnet ….BTSFuture Editor Mark Brown..Asst. Town Manager John Olinzock, Municipal Director Don Prince…Town contracted Ocampo Architect Ernie Ojito …who led the meeting…starting at 2:10 pm…after all had signed in….We began standing out front in the parking area…Mr. Ojito said the job included the parking spaces which are to be rearranged with the (north-south) space being police-ambulance- handicapped moved over and the rest to stay as is…(HUH?…Comm. Clottey will not be pleased …she asked for the parking to be removed upon completion of the renovations…eliminating the back-out parking on A1A)… A separate entrance will be made at the north end of the property for the BSO leading to the north side door…it will include saving as much landscaping as possible and keeping the irrigation in tact…( previously we were told by BSO the town was to pay for this part separate from the LETF monies…per the Town Manager)…there will be a ramp with rails constructed and the side door will be replaced with a new security door…once inside the extremely small room which Mr. Ojto said would now become the “Interview Room”…. he said it would be completely gutted …with duct work re-routed …tile flooring in the room and the adjoining kitchenette will be removed up to a certain area by the hallway…the bathroom will be gutted and the “Rec Room” will become the “Detention Room”…door entryways will be opened and changed and security fixtures will be required…meaning no screws …special grills to replace the ones in place…special mesh that goes up on the studs before the drywall…no switches, outlets in the interview room …just a phone jack and an empty conduit for BSO to put in a secret camera…In the next room of the two rooms to be done…there will be carpet over tile, cabinetry will be saved …( a desk area in the back of the 2nd room)…a closet area will be opened part way…to the existing water heater…and everywhere there is no work to be done …NO NEW CARPET (yuck!)… The remaining 3 rooms (former hotel rooms) are AS-IS….Asked by a bidder what the budget was Mr. Ojito said under $200,00…”way under $200,000″….(LETF letter asked for $150,000)….Asked about permit costs being included …Mr. Ojito said they were…but then said he wanted to talk to the Town due to some issues that came up before…Asked about construction parking, he said he would need get back to them on that… Mr. Ojito gave the e-mail info for any questions [email protected] and added anyone who wanted electronic copies of the plans could do so with a Fed Ex # …He added that he would be adding an addendum for a time line on the job…and the last addendum would be 7 days prior to the bid date….a 10% bond is required…
It will be interesting to see how many will pursue the job….and if the bids will be “publicly opened and read aloud” at 2 pm on Sept. 30, 2009….
All in all, most who made their way to the meeting today…..saw what most of us see when approaching the LBTS-Public Safety Complex…a tired old hotel…that was a waste of taxpayer money…and no matter that the Esther Colon pared down “renovations” will proceed in the aftermath of Chief Gooding’s dismissal…it is abundantly apparent the space is still ill suited for our Town’s public safety providers!….
Just add it to the March 2010 list of reasons big changes need to come!…
