Areas Association Board Meeting…8/27/08

The shutters are still up in the Ocean Room…with…3-4 potential disturbances…lurking in the waters…good thing!…..

Update…the shutters…were not put on properly…and have pretty much been re-aligned …still requiring a tweak or two…

Jonathan …Landscape Foreman…brought us up to date with the tree trimming ongoing…bringing pleased responses from many…

He also updated on the pest control over the chinch bugs….previous post… and the installation of palm trees at B pool and plants…

Also brought up…he asked for a trailer to¬† be purchased for pick-up and delivery of items that will save his truck from any damage….

The board asked him to check one prospect out…and agreed it would be acceptable to get one…this one or another…

Responses have been received for the Maintenance Foreman position…with one applicant that was expected to come in for an interview this day….

Building A pool heater will now be ordered …after the Manager did some more investigating and decided a change to a commercial heater was the way to go…at a minimal increase in cost…but a switch that brings with it a warranty…a service agreement…that will be included with the previous service contract from B & B pools…

Building A pump needs to be replaced next week…….

Weather delays and illness ….still plague the C tennis courts being finished…

Still waiting for all bids on the cabana plumbing….

Leaks in the garages are ongoing…great results…but increased time and work…found after the torrential rains last week….

Expansion joint work…still waiting for scheduling…

Much discussion over the B pool structure…discussed last week also …still leery of conflicting reports on the membrane…it was decided to get another opinion …someone to cut out a piece of the outer shell on all three pools and see what is really in-between….

The pool personnel…will be out at night over Labor Day….

Also addressed …. people coming off the beach to use the facilities…and whether No Trespassing signs should be put up…the answer was no…due to problems with the signs..per Broward County…the signs we presently have will be replaced after hurricane season….

The buildings will meet separately to address the budget on Oct. 2,2008… throughout the day with the Comptroller …a change of day due to the Jewish High Holy Days…

Still no Comcast delivery of the contract….

Next meeting …..residents might want to attend….a presentation by new Building B Manager Brenda Callahan on replacing our lights with cost savings…and energy efficient LED light bulbs….

The bill for one month …..for two of the three buildings ….$23-28 thousand!…

Ms. Callahan did research and wrote an article…not yet published with numerous sites used as sources…
